We present you this great project designed by BAAS, the prestigious architecture studio from Barcelona, a project in which the Digital Cinema team has had the privilege to develop and implement an audiovisual and home automation system in this luxury residence.
The main objective was to integrate advanced technology, such as Sonos Amp, to improve the comfort, security and entertainment of the owners. Centralised and automated control of the various functions of the home were the focus of our work.
Audiovisuals and luxury domotics in a unique setting
The residence is located between Bunyola and Santa Maria, an area characterised by its spectacular natural surroundings, combining rugged mountains, fertile valleys and extensive holm oak and pine forests.
The proximity to the Sierra de Tramontana mountain range offers countless opportunities for outdoor activities such as hiking, mountain biking and climbing. The paths and trails that criss-cross the region allow visitors and residents to explore breathtaking landscapes and enjoy panoramic views of the island and the Mediterranean Sea.
The project seeks to adapt the architectural design to the environment. A sloping roof that takes the same slope of the mountain and creates a porch that presides over the garden. A large garden with a swimming pool and unbeatable unobstructed views over the Balearic island.
The BAAS arquitectura studio, in addition to the architectural design, was in charge of the interior design:
- Carried out the interior design of the different spaces.
- It selected the materials for the villa respecting the traditional architecture of the area: stone walls, wooden doors and windows and a sloping Arabic tile roof.
- He also worked on the furniture, selecting pieces from the great classics that never go out of fashion.
Once the points of view were defined, we worked on the lighting of the scenes:
- We combined day, sunset and night settings in a set of renders.
- We sought to show the villa with the Mediterranean light so characteristic of Mallorca.

Project objectives
After studying the plans and visiting the house in the initial construction phase, we set the first 3 objectives of this project:
- Integral automation: implement a home automation system to control lighting, air conditioning, security and electronic devices from a single interface.
- High-quality entertainment: develop an audiovisual system that provides multi-zone ambient sound experiences, home cinema, and high-definition multimedia content transmission.
- Energy efficiency: use technology that promotes efficient energy use and reduces electricity consumption.
Meeting with clients
The clients asked us for a high performance “easy-to-use” audio-visual and home automation installation of the house of about 1,000 m2, which should include:
- completely invisible loudspeakers inside and outside the house
- TV screens in the different rooms, mounted on the walls by means of swivel mounts
- Video surveillance cameras
- Indoor and outdoor high-speed wifi network
- Intelligent centralised control of lighting and climate by means of a domotic system.
The areas of the villa, which require specific technologies to be covered, are the living room, dining room, kitchen, bedrooms (master and guest), bathrooms and all outdoor terraces, including the garden.
- As a first step we meet with the client to fully understand their needs and expectations.
- In these initial meetings, details are gathered about the desired features of the system, the available budget and any technical or structural limitations of the villa.
- Implementation and execution details are discussed, how the installation will be carried out, including time required, resources used, potential challenges encountered and troubleshooting.
We then conducted a detailed analysis of the client’s requirements and carried out an assessment of the villa to determine how to integrate the audio-visual and home automation system efficiently and effectively.
We carried out inspections of the existing infrastructure, markings of all the positions of the elements to be installed and coordination with the electricians of the necessary pipes, as well as identifying possible obstacles or structural limitations.
With the client’s requirements and the assessment of the villa in mind, we proceeded to the design of the audio-visual part and the home automation system:
- This involves the selection of all appropriate devices and components, etc.
- The design also considers the user interface, which includes a mobile app and various control panels and wall-mounted button panels, in harmony with the décor, in all areas of the villa, capable of creating different lighting and temperature scenarios.
Installation
Once the system design has been completed and customer approval has been obtained, installation proceeds:
- This process involves the physical placement of all components and devices according to the previously designed plan.
- Our expert installation technicians carry out this task, ensuring that they follow the design specifications and work carefully and precisely to integrate the system non-intrusively into the existing structure of the villa.
- This may involve drilling holes for the concealed loudspeakers, laying cables, screens, button panels and mounting all centralised electronics in the rack with their respective connection part.
- Network and communication connections are established between all devices and system components.
- This includes the configuration of the Lan network by means of data cabling in order to have WIFI coverage in all areas of the house.

Our usual project phases
- Design and engineering: creation of detailed drawings and wiring diagrams, selection of equipment and software.
- Installation
- Infrastructure: installation of structured cabling and connection points.
- Equipment: assembly of electronic devices and components.
- Configuration and programming: tuning systems, configuring software and creating automation routines.
- Testing and adjustments: verification of operation, integration tests and necessary adjustments to ensure operability and customer satisfaction.
- Training: instruction to owners on the use of the system and its functions.
Once all components are installed, we perform extensive testing to ensure proper operation and integration with the villa structure. Adjustments are made as necessary to optimise the performance and efficiency of the system.
After all necessary testing is done, we provide training to the customer on how to use the system effectively, including use of the user interface and understanding of the available features and functionality.
We then establish an ongoing support plan to provide technical assistance and maintenance, should problems arise or upgrades be required in the future.
Completion and maintenance
In summary, the design and planning of the AV and home automation system involved careful consideration of the client’s requirements and the structural characteristics of the villa, as well as the selection and careful integration of the necessary components and devices to effectively meet those needs.
Upon completion, we analyse the results obtained after installation, including any improvements in comfort, convenience, security, energy efficiency, etc., as well as customer satisfaction through their feedback and comments on their experience of use, including any suggestions for improvement or areas of satisfaction.
